Preventative vs Corrective Maintenance

I have mentioned the magic of numbers in previous posts. Recently I read that HVAC manufacturers and maintenance professionals recommend that 70% of your maintenance budget should be spent on preventative maintenance and the remainder (30%) spent on corrective maintenance.

While this is an admiral goal, I have to disagree.

Why 'average' is just another word for 'mediocre'

There are many words that can be considered as synonyms for commonly used terms, and most of the time their interchangability is not a problem. However, when we ask clients to comment on the performance of their maintenance department, the reply is often, "We're about average".

Without realising it, the client has just admitted that they are happy with a mediocre performance, and here is why.

Why is a maintenance backlog a good thing?

On occasion, we come across maintenance managers that are hell-bent on reducing their maintenance backlog to zero.

Normally measured in hours or days, the maintenance backlog provides an indication of the efficiency of the maintenance department, the adequacy of the maintenance budget, and/or the capacity of the asset based being used for production/operations.

They spend an extraordinary amount of effort ensuring things are completed according to their schedules.

This is not a desirable outcome.

A tale of two schedules

We see many customers who already have a CMMS/EAM in place, and as expected, these applications provide some form of scheduling. What we also see, more often than not, is only one schedule being used.

Why is this problem?
